On April 28, William Kelly of the Palm Beach Daily News reported on the increase of property values expected in Palm Beach this year. This anticipation comes from Gary Nikolitis, a Palm Beach County property appraiser. Such an increase is precisely what Palm Beach’s finance director, Jane Struder, expected. Kelly writes, “Struder…said a 1 percent increase in values would be consistent with the budget projection in the town’s long-term financial plan. The plan assumes values will climb 1 percent in fiscal 2013, 2 percent in 2014, and 3 percent each following year during the next decade.” This welcome news heartens all those who have fretted over the economic state of Palm Beach real estate. "Although there have been few headline-grabbing house sales of late in Palm Beach, a new sales analysis shows that agents sold more single-family homes and at higher prices during the first nine months of this year compared to the same period last year. Meanwhile, sales of Palm Beach condominiums and cooperatives slowed as the prices fetched for those apartments rose, according to the new Evans Report, a year-over-year comparison of the first three quarters of 2011 and 2010.


The report also records no lender-authorized sales of single-family homes, condominiums or co-operative units in foreclosure between July 1 and Sept. 30 of this year. Town-wide, 20 more single-family homes changed hands during the first nine months of 2011 compared to the same period last year, as shown in the latest analysis by Palm Beach real estate attorney and property owner Leslie Evans. For the period covered in the report, 109 homes sold in 2011 versus 89 last year, with the vast majority of those sales recorded on the North End.


But the report also shows that the increase in transactions was largely confined to the second quarter, when 55 houses sold compared to 35 last year. In the third quarter, sales held steady, with 27 transactions this year compared to 28 in 2010. The price picture was rosier during the third quarter for those selling single-family houses, the report shows. Their median sales price rose by $492,250, from about $2.28 million to about $2.78 million. The median is the price at which half of the houses sold for more and half for less. “The increase in the median price was very significant,” Evans said. Still, the biggest jump in sales of single-family homes this year took place in the island’s lowest price ranges. The price category that saw the biggest increase was for homes sold below $2.5 million. The report shows 53 homes in that sales-price category sold in 2011 versus 41 during the same period last year. In the third-quarter town-wide, the number of condo sales plunged — from 54 last year to 34 in 2011. But prices were up, with the median price rising by $93,750, from $387,500 last year to $481,250 this year. Although there were no condos sold in foreclosure during the third quarter, five such sales were recorded in the previous six months. In comparison, during the first nine months of 2010, there were a total of 13 condominiums sold in foreclosure, the report shows. “The less-expensive condo sales were not in the third quarter (of 2011) — they were in the previous quarters,” Evans said. “They apparently have run through most of the foreclosures and shorts sales on the South End. The steals are gone.”


Overall, the report shows, total third-quarter, town-wide condo sales were down by about $11.6 million, from about $37 million last year to about $25.4 million this year. It was a far different story for the single-family market, where more real estate dollars changed hands in the third quarter this year than in the same months last year. Taken together, the island’s house sellers saw a $24.5 million increase in what buyers paid, from about $91 million last year to about $115 million this year."

What seems to be the most talked about topic in Palm Beach next to "Which Estates in Palm Beach sold over the summer?" Or "Have you seen the new Palm Beach Oceanfront listing?" You guessed it, "When is Publix Opening?" At least this is true for the increasing number of year-round residents of Palm Beach and the surrounding areas.  It looks like we finally have our answer - December 15th. "The date is set for the grand opening of Palm Beach's new Publix store.
